Mattie's Project - SB 18
I received a comment yesterday on my question of whether or not SB 18 would come into play with the proposed project at Mattie’s Tavern by Santa Rita Land & Vine.
The commenter asked me to provide a link documenting that SB 18 is applicable to private property because they believed that SB 18 is applicable to general plans and NOT private property.
I replied that it was only a question and that I was not sure if it would apply or not and that from what I understand is that it would depend on whether the General Plan will be amended for this project in some way. If it is then I think SB 18 would be applicable.
According to an article in the Valley Journal,…”The current zoning of Mattei’s Tavern is highway commercial, which is defined as “applied to areas adjacent and accessible to highways or freeways appropriate for uses that serve the highway traveler.” A hotel or motel is among the permitted uses.
In the current draft of the Santa Ynez Valley Community Plan, the zoning for the site would change to “general commercial.” That plan has yet to be approved by the county and has held up final approval of Stagestop Plaza, planned for the corner of Grand Avenue and Railway in Los Olivos.”
To me it seems as if the Mattie’s project is in the same boat as the Stage Stop Plaza project where both will require amendments to the Santa Ynez Valley Plan, and where, in the case of the Stage Stop Plaza project SB 18 was applicable.
Also, isn't Stage Stop Plaza private property ?
I may be all wet on this and if anyone can help clarify any of this please speak up.
